Which Florida cities have ZIP-level rents?
HUD publishes Small Area FMRs by ZIP code for 173 Florida cities with at least 10,000 residents. Each city figure is the median of its ZIP codes.
How do I compare rent in two Florida places?
Use the compare tool to put any two counties or cities side by side, from studio to 4-bedroom.
What is a Fair Market Rent?
A Fair Market Rent (FMR) is HUD's estimate of the 40th percentile gross rent (rent plus utilities) for standard-quality units rented by recent movers in a metro area or nonmetro county. HUD uses it to set Housing Choice Voucher limits. It is not an average asking rent.
What is a Small Area Fair Market Rent?
A Small Area Fair Market Rent (SAFMR) is the same estimate calculated for a single ZIP code, so it shows how rents differ inside a metro area.
How is this data built?
County figures are HUD's FY2027 Fair Market Rents (county-level file), effective October 1, 2026. Counties in the same HUD FMR area share one FMR. ZIP figures are HUD's FY2027 Small Area FMRs. A city's figure is the median of the Small Area FMRs for the ZIP codes that overlap it, using the Census 2020 ZCTA-to-place relationship file (a ZIP counts if at least 20% of its land, or 20% of the city's land, overlaps). Cities are incorporated places with a 2024 Census population estimate of at least 10,000. We do not interpolate or adjust HUD's numbers. Prior-year columns show HUD's FY2026 figures (revised files) for the same geography.
