An additional exemption ($26,411 for 2026, indexed to inflation each January 1) applies to value between $50,000 and $76,411 and only to non-school taxes, for a maximum total exemption of $51,411. Save Our Homes caps after the first year are not modeled.
- Save Our Homes cap: Fla. Const. Art. VII, s.4(d) (verified 2026-10-22). With "Use my own numbers", an entered tax bill is used as-is; otherwise an entered assessed value (before exemptions) replaces the price and gets the same homestead split as the estimate.

Frequently asked questions
What is included in the monthly total?
Mortgage principal and interest, property tax, homeowners insurance, HOA dues, optional flood insurance, and PMI when the down payment is under 20%. It does not include utilities, maintenance, or closing costs.
Where do the property tax numbers come from?
Countywide average total millage rates from the Florida Department of Revenue's 2025 roll, as compiled by a third party (secondary source). Your actual rate depends on your exact taxing districts.
Are the insurance numbers real?
No. Homeowners insurance and HOA figures on this site are clearly badged example data. Real premiums depend on the home's age, roof, location and insurer.
Does the homestead exemption change the result?
Yes. With homestead, the first $25,000 of value is exempt from all property taxes, including school taxes. An additional exemption ($26,411 for 2026, indexed to inflation each January 1) applies to value between $50,000 and $76,411 and only to non-school taxes, for a maximum total exemption of $51,411. The Save Our Homes cap is not modeled, so treat it as an estimate.
